The Latest Local Real Estate Numbers

Many people have been asking me about what's going on in the market lately. I think this is a great time to let you know how things are shaping up for buyers and sellers in the Fox Cities and Green Bay.

If you’re on the fence, now is the time to get off.

Overall, the market is doing great. Sales were up nearly 15% this year from where they were in 2015. Our average days on market is about 8% lower than last year as well. This is amazing news for sellers. As you know, the quicker your home can sell, the more you will get for it.

From 2015 to 2016, our list-to-sale price ratio went up about 1% to 98%. This means that sellers are getting 98% of what they ask for on average. This is all really great news for sellers.

If you’re thinking about selling right now, you need to get on the bandwagon. If you’re on the fence, now is the time to get off it. Prices are at their highest level since 2006, homes are selling quicker, and they are selling for more money.

Not only is the residential home market up, but the multi-family home and commercial markets are up too. There is business moving into the area, lots of job growth, and people can afford that new home.

How Home Inspections Help Both Buyers and Sellers

Whether you’re a buyer or a seller, home inspections are a critical part of the home sale process.

How do home inspections work? During the home inspection, the inspector walks through the home and examines its structural integrity and mechanical features. They’re not interested in the normal wear and tear of a home, like a stain on the carpet or some paint that has chipped off a wall. They’re more interested in whether the furnace and air conditioning unit are in good working order and how the roof looks.

Home inspections are beneficial to
both buyers and sellers.

If you’re a seller, a home inspection can be a great tool. As you prepare for the sale, having it done up front saves you both time and money because it notifies you of any repairs that you may need to negotiate over in the contract. It can also reveal things you might want to repair or upgrade before you even put the home on the market.

A home inspection can be very useful for a buyer, as well. When buying the house, it can notify you of any deferred costs you may need to deal with down the road. For example, if the inspection reveals that your new prospective home has a 20-year-old central AC unit, you can set aside a few thousand dollars for two or three years down the line when it needs to be replaced. If the inspection reveals something that’s already broken that was previously undisclosed to you, you can negotiate over that issue in your sales contract.

Selling in Spring vs. Selling in Winter

There’s a myth in the real estate world that spring is absolutely the best time to sell your home. While spring is a great time to sell, winter might be even better. Why?


For one thing, you have to remember that there is far less inventory during the winter. This means that there is less competition now than what you would see during the spring. We have relocation buyers at all times of the year, not just in spring. Today, you might have to compete with 10 other homes to capture the attention of the buyer pool. In spring, that number could quadruple.

In spring, you’ll have to compete with more
homes on the market.

Another reason winter might be a better time to sell is the fact that you won’t have to deal with as many tire-kickers. This means you won’t have to waste time on showings for looky-loo buyers.

Today I’d like to talk about four factors that impact your buying power:

  1. Your credit score. This is a simple way for your lender to look at your credit-worthiness.

  2. Your down payment. Determine what amount you will be able to put down. This helps the lender decide how much home you can afford.

  3. Your debt-to-income ratio. Again, this helps the lender determine what you can afford. The debt-to-income ratio basically compares how much money you make versus how much debt you have.

  4. Your assets. Your assets help the lender look at the entire picture of your financial landscape so they can determine if you can make the payments and stay above board.

The holidays are approaching. Today, we thought we'd do something a little different and share this festive video on holiday decorating tips fromHGTV. Designer Angelo Surmelis shares several great ideas to spread holiday cheer throughout the home. Here are some of our favorites.

  1. Pay attention to the mantle. If you don't have some already, buy some kind of garland to drape over the mantle. Next, use leftover ornaments and candles to add light and texture. When choosing ornaments and candles, ensure they are in the same color-palette. This helps make your mantle a great focal point!
  2. Use smaller Christmas trees. Every house has their main Christmas tree. In addition, you can also purchase smaller, inexpensive, eco-friendly trees to place throughout the home. Decorate these trees with strips of fabric from a T-shirt in holiday colors to save money for the main tree.
  3. Use what you have. Be resourceful. Adding a plate charge and place mat to your everyday dining set adds some jazz to your table. Fresh-cut flowers and candles will help finish the look. You don't need grand, expensive candles -- a little candlelight goes a long way!
